It’s all in the subfloor
A beautiful Karndean floor starts with a flat, sound, dry base. We prepare properly — latex smoothing compound, plywood or screed where needed — so the finished floor is dead level and stays that way. It’s slower and more thorough than a quick fit, and it’s the difference between a floor that looks incredible for years and one that shows every flaw. If your subfloor needs work, our floor levelling service is built for exactly this, and we can lay Karndean in herringbone and parquet patterns too.

What Karndean costs, supplied & fitted
As a rough guide for 2026, Karndean is around £30–£87 per m² to supply depending on the range, plus roughly £15–£25 per m² for fitting and proper subfloor preparation. Most rooms land between about £57 per m² for everyday ranges and £120–£177 per m² for premium Art Select herringbone — all in. We always quote a fixed price after seeing the room: no estimates that creep, no surprises on fitting day.

Karndean questions, honestly answered
Is Karndean waterproof?
Yes — Karndean luxury vinyl is 100% waterproof, which is why it works so well in kitchens, bathrooms, utilities and hallways. The key is a properly sealed, well-fitted floor, which is where professional fitting earns its keep.
Can Karndean go over underfloor heating?
Yes. Karndean is compatible with most underfloor heating systems (kept within the recommended temperature). We’ll check your setup on the home visit and prepare the floor accordingly.
How long does Karndean last?
Properly fitted and looked after, a Karndean floor comfortably lasts 20 years or more, and the ranges carry long domestic guarantees. Good subfloor prep is the single biggest factor in how well it wears.
Glue-down or rigid core (Korlok) — which is better?
Glue-down ranges (Knight Tile, Van Gogh, Art Select) give the thinnest, most seamless, longest-lasting finish and suit herringbone and borders. Korlok rigid-core clicks together with built-in underlay and is a good option over trickier subfloors. We’ll advise on the day.
Do you move furniture and lift the old floor?
Yes — we can lift and dispose of your old flooring and move furniture as part of the job. Just let us know when we quote so it’s all included in your fixed price.
Can you lay Karndean in herringbone or with a border?
Absolutely — patterned laying and feature borders are one of the best reasons to choose Karndean. It takes careful setting out, which is exactly the kind of work we specialise in.
